How it is calculated
Occupancy is the share of the year the flat earns rent. Empty days per year = 365 × (1 − occupancy). Empty days per tenant change = (1 − occupancy) × months between changes × 30.4 days. Lost rent = annual rent × (1 − occupancy). Gross yield = annual rent / price; yield at a given occupancy only counts rent actually received (minus any costs entered). Price and rent per m² are derived from the floor area. Taxes, repair fund, insurance and rent or price growth are not included. The currency is only a label. The result is indicative and not financial advice.
