Is the rental agreement template up to date for 2026?

The templates are based on the current Czech Civil Code, and we use the same documents in our own flats. We keep updating them as the law changes and as practice shows what works. This is not an individual legal service – for unusual situations we recommend a consultation.

What must a handover protocol include?

The date of handover, identification of the landlord and tenant, a description of the condition of the flat and its furnishings including any defects, meter readings (electricity, gas, water, heating), the number of keys handed over and the signatures of both parties. Photos are a useful attachment. The handover protocol is part of our agreement templates.

Which agreement is right for a room or a bed?

If you own the flat, you sign a rental agreement for the room. If you are a tenant yourself and let the room on, it is a sublease and you need your landlord’s consent. We have bilingual CZ/EN templates for both situations.

How high can the deposit be?

Under Czech law the deposit (security) can be at most three times the monthly rent (Section 2254 of the Civil Code). When the tenancy ends, the landlord returns it and may deduct unpaid rent or the cost of repairing damage.
